What is the application fee and who needs to apply? How long will it take?

The application fee is $30 per adult. Anyone over 18 that will be living in unit will need to apply. Applications typically take about 24-48 hours. 

Where do I pick up my keys on move in day?

You can pick up keys at the office or at an otherwise designated location. Our office hours are Monday-Friday 9am-6pm, Saturday 9am-4pm.

Is renter’s insurance required?

Yes, we require renter’s insurance with $100,000 of liability coverage. Better safe than sorry!  

What are the rental qualifications/requirements?

We require a household income of 3x the market rent, a full criminal and credit screening, along with verification of rental history. 

Is there a security deposit and is any of it refundable?

Yes there is a required security deposit and a portion that is refundable based on the condition of the apartment after move-out. $125 of the deposit is non-refundable. The refundable portion will depend on cleaning charges and damages. 

What leasing options are available?

3-14 months

Can I request a specific apartment & can an apartment be held?

​Yes, depending on our availability. An apartment can only be held up to 14 days after you are approved and a deposit has been paid. 

Do you offer individual leases & co-living?

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

Do you accept Section 8 vouchers?


Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

How do I terminate my lease early?

There is a lease settlement agreement that requires a 30-day notice with rent being paid through those 30 days.  In addition a settlement fee of 3x the market rent will be owed if you have more than 6 months remaining on your lease. If you have less than 6 months remaining, the settlement amount will be 2x your market rent. 

What are the hours for the pool? Is it open seasonally?

Pool is open from 10am - 10pm seasonally, large jacuzzi open year round 10am - 8pm

What are the hours of the clubhouse?

Monday-Friday 9-6, Saturday 9-4

Do you allow pets? What is the pet policy?

​We are a dog-friendly property (limit 2 per apartment). There is a 55 lbs. weight limit, and restricted breeds do apply. The pet deposit is $475 for one or two dogs. Please contact for more information about your furry friend.

What is the parking situation?

​One covered parking stall is included per unit. Uncovered parking is first come first served.

What is the smoking policy?

There is no smoking in any common areas, stairwells, halls, breezeways, or amenities. Smoking is not allowed in the units, only outside 25ft from the building. 

How long will it take for my maintenance request to be completed?

We love our maintenance team! Our maintenance team does their best to complete requests within 48 hours, which is a huge perk of being in this community.

What school district serves the community?

Boise School District. Horizon Elementary School, Fairmont Jr. High, Capital High School

Are you near any transportation routes? Which ones?

7 minutes from I-184 and 10 minutes from US-26

What do I do if my car is towed?

If a car is towed, it is likely that there was a violation of community rules. Reach out to the towing company listed on the sign at the front of the entrance for next steps. We are unable to dispute a tow or get tow fees waived.  

Are apartments internet/cable ready? Is there a separate charge? How do I set it up?

​Each unit is internet ready and the resident can choose which internet they prefer

How do I get my packages/do you have package lockers?

​Packages are dropped off to the mailboxes

Are BBQ grills available?

​Yes, we have 3 different grilling stations throughout the community with charcoal grills.

Do you offer valet trash service and/or recycling?

We do not offer a valet service. However, we do have a recycling bin by each trash bin on the property

Is there a bathtub or just a shower?

Apartments feature a space-saving tub/shower combo.

What kind of kitchen appliances are in the apartment? Are stoves gas or electric?

Refrigerator, dishwasher, disposal, microwave, and electric oven

Are washers and dryers available? Are they in the apartment? What kind?

We have electric washer and dryer hookups in all the apartments. We also have an onsite laundry facility that is coin operated. You can also download an app that allows you to pay through your phone as well.
